I think I figured out the problem, apparently my PC sucks. I used the "low CPU" transcoding option and it's working fine. But I heard the Xbox 360 kinda sucks for streaming, so I should try streaming to another thing.
I watch my shows in a 24" TV from some distance, I can't even see the "squares ...

From my experience, when I upgraded my internal network from wired megabit to gigabit, it greatly improved the video streaming.
What is your network like?
